Do I need planning permission for a loft conversion in Oxford?

Many loft conversions don’t need full planning permission — but “many” isn’t “all”, and building regulations apply either way. Here’s how it usually works in Oxford.

Permitted development

A lot of loft conversions fall under permitted development rights, provided they stay within volume limits, don’t extend beyond the existing roof slope at the front, and use materials in keeping with the house. Dormers to the rear are often fine; changes to the front usually aren’t.

When you’ll need planning permission

  • Your home is in a conservation area (much of central Oxford is) or is listed.
  • The conversion exceeds the permitted volume allowance.
  • Permitted development rights have been removed from your property.

Building regulations always apply

Regardless of planning, a loft conversion must meet building regulations — covering structure, fire safety, insulation, stairs and escape. We manage this for you and see the project through to sign-off.
