2. Insurance. Ask to see public liability cover — and check it’s current.
3. Itemised quotes. A clear, line-by-line quote lets you compare fairly and avoids creeping extras.
4. References and real work. Ask to see completed projects and speak to past clients.
5. One point of contact. Know who’s managing your job day to day.
6. A written guarantee. A workmanship guarantee shows a builder stands behind their work.
7. How they communicate. Tidy site, weekly updates and straight answers tell you a lot.
